“A hand up not a hand out”.
The only handouts are to the Private, For-Profit, Equity Investor-Owner. Not only the monthly “Recreational Fees” but also for the maintenance of the community property, example: the Private, For-Profit, Equity Investor-Owner would not paint the drainage throughout the community, he did provide the paint but it took the effort of volunteer homeowners to do the labor of painting! Guess our monthly “Recreational and Maintenance Fee” did not cover labor!

Golf Cart Access 👍
With appreciation to a past Spruce Creek South resident, advocating the state to allow Golf Cart passage across 27/441 allows Spruce Creek South residents to access Walmart, Lowe’s, BJ’s, in addition to many other retail and dining establishments, are accessible by a short Golf Cart ride.
The Spruce Creek Shoppes, McDonald’s CVS and other retail and dining establishments are also accessible through the SE 178th Street mechanical gate during allotted hours.

Transportation to and from airports is offered by third party companies adjacent to The Villages and also offered by a few Spruce Creek South residents.
Gated Security and Access 👌
Spruce Creek South has two points of entrance and exit. The North Main Gated Entrance on 27/441, feeding the main road, 176th Street, that leads to the Spruce Creek South Community Center and is the only road within the community with a median that transverses from east to west, ideally would be staffed 24 hours, Seven days a week throughout the year, including all holidays. When not staffed, the gates are left in the upright position for anyone to enter the community resulting in increased risks to the residents, violating the Private, For-Profit, Equity Investor-Owners’ obligation to the security of the community and amenity funded by the monthly “Recreation Fee.”
A secondary entrance and exit, 178th Street, accessed from SE 109th Avenue, uses electronic gate arms and includes a metal gate that is padlocked from 10:00PM 9:45PM to 6:00AM 7:00AM, reducing the ability to enter or exit to the single North Main Gated Entrance during those hours. Recently installed dusk to dawn illumination and video camera with no accountability of monitoring the video.

Amenity Maintenance 👎
Do not believe the word “Preventative” is in the Private, For-Profit, Equity Investor-Owned Maintenance Company vocabulary other than to preventively cut funding for routine maintenance and only maintain amenities when broke.
Just as a disclaimer, have yet to use ANY amenity, other than the trash pickup or entry and exit, since being deceived purchasing in Spruce Creek South. However, I do receive all posts to eNeighbors concerning issues. The Private, For-Profit, Equity Investor-Owned Maintenance Company does not communicate with the residents other than reprimanding residents, as an example, when the recycle bins have items that are not recyclable.
March 7th the property manager created a subscription page on eNeighbors for the Advisory Board Minutes & Mgt. Report and Trash Pick Up Schedule 2025 that, as of this writing, two weeks later, neither have been populated with the reports. The March 2025 Hi Neighbor did not publish the latest Advisory Board Minutes and has not regularly published the Advisory Board Minutes.
The Pool, Hot Tub, Pool Handicap lift, Gates and roads constantly have issues that could be avoided with proper preventative maintenance.
Open House 👎
As a warning to Real Estate Agents and owners selling their home within the Spruce Creek South Gated Community, Open House hours are limited to Saturdays from 10:00AM to 4:00PM. Open House and Real Estate Agent signs are removed by property management at 3:00PM.
Estate Sales 👎
Being a retirement community of over 1,600 homes with many year round residents, Spruce Creek South does not allow estate sales.
It does however offer it’s own eco system of selected individuals to liquidate estates within the community.

What is NOT ACCEPTABLE
Express Opinions, Thoughts or Commentary regarding Politics, Religion, Management/Staff (there are means other than this forum to handle these issues) Residents (it is inappropriate for negative comments about any residents in any capacity) Commercial Real Estate Ads of any kind. (Homeowners may promote their homes on behalf of realtors, but resident realtors are not allowed to post homes for sale or open houses.) ZERO Tolerance for personal attacks of any kind against any Persons, Groups, Organizations, Clubs or Communities. ZERO Tolerance for swearing, profanities, vulgar language, curse words or derogatory remarks.
Community maintenance needs are addressed by completing Maintenance Request Forms and submitting to the office for action.
Deed Restriction Violations can be addressed by _ private email notification to [email protected]. Posting Deed Restriction violations against neighbors on the forum will result in a Moderator action.
A committee of Community Moderators has been established.
Any SCS Site Moderator will remove comments that are not STRICTLY in alignment with these guidelines. STEP 1: Members comment will be removed by Moderator; Member will receive an email notification of removal with copy of this statement of purpose. If Moderators remove 3 comments from one single member, the issue escalates to Step 2. STEP 2: Any member having comments removed 3 times, will be MUTED for 30 days. This status allows the member to read, but not to comment or post. Any member being MUTED 3 times will proceed to Step 3. STEP 3: eNeighbor will PERMANENTLY remove the members address from eligible eNeighbor participation. The members’ address and email address will be prohibited from SCS eNeighbor membership.

Spruce Creek South Community Gazette
Created recently by a resident under the guise of replacing eNeighbors by stripping all pertinent information from eNeighbors, Deed Restrictions, Advisory Board Minutes. Only problem was/is that it is obviously their first website and had programming issues which many residents voiced concern to retain the eNeighbors site. The site uses script for content management and is highly susceptible to hacking.

The Hi Neighbor Newsletter is another source of information within Spruce Creek South. It is an ad revenue generated newsletter by residents within the community. Used to be delivered to each mail box within the community. Now requires a $15 annual fee to receive a printed copy but can be obtained in a PDF format online. A form must be filled out and sent to a resident address within the community or left in a “box’ in the community center and register, once approved, online at the Hi Neighbor Library for the digital copy.
