Dear Spruce Creek South Residents,

We wanted to let you know that effective last Friday, ownership of Spruce Creek South Community and the Golf Course has officially transferred to Spruce Creek South Operations LLCOpens In New Window.

To ensure a smooth and seamless transition, Heritage Management will continue providing accounting and operating support through the end of November. This will help maintain consistency in services and avoid any disruption during the handoff.

We are also pleased to share that Tracy Brown (Community Manager) and Bob Ried (Golf Course Manager) will continue in their current roles as your day-to-day contacts for all community and golf course matters, and the Spruce Creek South Advisory Group will remain
intact as a primary liaison between residents and ownership. Weโ€™ve already had a brief introductory meeting and Q&A session between the Advisory Group and new owners to start the process of transition.

There will be additional communications from Spruce Creek South Operations LLCOpens In New Window describing any changes or new information that needs to be shared (contact information, where to mail fees, other relevant information).

On a personal note, it has truly been a blessing to get to know so many of you. My sincere prayer is that this community continues to thrive, grow, and remain an extraordinary place to live and retire.

Marion Golf Course Sold for Nearly $15 MillionOpens In New Window

A golf course in south Marion County was just sold for nearly $15 million, less than one month after another local golf course was sold for $7.5 million.

The Links at Spruce Creek South was purchased on November 13 by Spruce Creek South Operations LLCOpens In New Windowย  for $14,913,311.63, according to a deed filed with the Marion County Clerk of Courts.

State corporate records show that Spruce Creek South Operations LLCOpens In New Window, is registered to Trenam Law, one of the largest full-service law firms in the state. The former owner of the property is Spruce Creek Golf, LLC, a company registered to Kenneth Kirkpatrick and James Day.

The property is comprised of at least 15 parcels, including dozens of acres of the golf course itself and its facilities.

According to county records, only holes two through seven on the golf course are located in Marion County, while the rest of the holes are located in Sumter County.

… work at a golf course in The Villages. Recently we had some guests from Spruce Creek South who said their course was in nearly unplayable Conditions. How sad but itโ€™s no wonder. The owners knew they were going to sell and wouldnโ€™t put any money in it

With the transfer of the community to new management, attempting to identify the new management, Spruce Creek South Operations, LLC.

According to sunbiz.org the Authorized Person Detail is Christopher Zacco.

A Google Search of Christopher Zacco (Ocala) is not, what I would say, encourages a bright outlook.

The first image on the search results displays Christopher Zacco in his prison attire, titled; “Developer Or Extortionist?”ย  from a 2011 issue.

Christopher Zacco has been associated with thirty companies, according to public records. The companies were formed over a twenty-three year period. Fifteen of the companies are still active while the remaining fifteen are now listed as inactive.

Seems a pattern develops using the Google Search results to see Christopher Zacco is litigious and uses his properties to fund his issues. One result detailed how another community he owns had a $25.00 Amenity Fee that after purchasing the property raised the fee to $245.00, almost a ten-fold increase.

If the pattern continues the Amenity Fee in Spruce Creek South may be vulnerable to increases no longer tied to the annual Social Security Cost-of-Living (COLA).

Only time will tell…
